Spring Showed Up Early… and the Market’s Waking Up

The Family Bit First

The sun has been out and honestly—it’s warmed our souls. It feels like summer showed up halfway through April. I even pulled the convertible out early and started enjoying it sooner than expected.

The trees bloomed, the flowers came up early… it’s just been one of those feel-good starts to the season.

A big change this month—Levi moved back home. So just like that, I’m no longer an empty nester… and I’m absolutely loving it. There are some changes on the horizon for him that I’m keeping “mum” about for now (yes, pun intended), but I promise you’ll hear more soon.

In the meantime, I’m fully back in mum-mode—probably babying him more than he’d like. He’ll deny it… but I think he secretly loves it.

I also went to see Jacob Collier in concert—and if you haven’t heard of him, you’re missing out. He’s a young, musical genius and creates one of the most interactive, immersive concerts I’ve ever experienced. I’ve linked one of his performances here—you ’ll see exactly what I mean.

The Real Estate Bit

It’s been busy—and not in a “just me” kind of way. The market is finally starting to move again.

For the first time in over a year, Fraser Valley home sales are up both month-over-month and year-over-year. In April alone, we saw 1,118 sales—that’s up 11% from March and 7% higher than last year.

So yes… things are picking up.

But—and this matters—this is not a runaway market. Inventory is still high, which means Buyers have options, and they’re taking their time.

What I’m seeing across the board is this:
Price is everything right now.

Homes that are priced right are getting attention and selling. Homes that “test the market” are sitting… and when they sit, they end up reducing—and often selling for less than if they had just come out strong in the first place.

If you’re thinking about selling, this isn’t the market to “try a number and see what happens.” That strategy will cost you.

The smart move right now is to price sharply—sometimes even slightly under your competition—to stand out and be the one that sells.
