The Family Bit First
It’s less than 3 months until Noah’s wedding, so there’s lots of planning going on for them, and lots of excitement for me! They are loving their place up in PG and I’m very happy knowing that they are happy too!
Levi had his first exam in his journeyman plumbing and did fantastic!
The beginning of the year is always busy with the Medallion Gala (FVREB top 10%), our office Top 10 dinner, the RLP Awards Gala and it feels like a lot, but it’s always fun to see friends, colleagues and win a few awards!
My recovery from surgery was going fantastic until I started physio, which was a bit of a shock! But nothing that regular stretching and exercises shouldn’t fix.
The Real Estate Bit
Both listings and sales are up from last month, but down from this time last year.
The condo market is saturated, and there’s a lot of townhomes on the market. Sharp pricing is essential as Buyers have so much to choose from, that even being slightly overpriced results in sitting on the market, reducing and selling for oftentimes much less – unless the listing expires first.
Pricing it right from the start is crucial in this type of market.
I keep getting asked about the ‘spring market’. I think spring has sprung! We’re seeing lots of new listings on the market daily – unfortunately I don’t know if this will continue or slow down, but my hunch is that this will be a steady Buyer’s market for some time.

If Homes Could Talk: What Would Yours Say This Spring?

Early spring is that in-between season — not quite winter, not fully summer. It’s when homes start to wake up again. It’s often the time when small updates can make a noticeable difference in how your space looks and feels.
If your home could talk this season, here’s what it might suggest:
Let the Light In
After months of winter, maximizing natural light can instantly refresh a space. Clean windows, lighter window treatments, and rearranged furniture can help rooms feel brighter and more spacious.
Refresh the First Impression
Your entryway sets the tone for the rest of the home. Clearing clutter, updating lighting, or adding a simple seasonal touch can elevate the experience of walking through the door each day.
Reclaim Outdoor Living
Decks, patios, and yards soon become extensions of your living space. A quick clean-up, minor repairs, or fresh planters can transform outdoor areas into welcoming spaces for the months ahead.
Take Care of the Details
Small maintenance items — tightening hardware, touching up paint, servicing systems — are easy to overlook but contribute significantly to overall comfort and long-term value.
Spring naturally brings a sense of renewal. Whether you’re simply refreshing your space or beginning to think about future plans, thoughtful updates today can help protect your investment and enhance your home’s appeal for years to come.
